I found an unlocked door above Borgate's. I want to rent it.

You probably want to rent the ones that are locked unless you want to share with the sick and wounded.
Silverbrand, Varshikar and Greenbriar are available, each for a mere 20 gold a dwarven month.

I'm sure those rooms are available. But only a damn lizard can make use of them since they are a hundred feet below the sea.
