Is 20 gold a month worth a room?
Paying 20 gold a month is a huge time just for gaining coins. In general such a fee for whatever is not supporting the role play idea of Illarion.
From my perspective the result would be areas not accessible and inns that are no resting place anymore.
Maybe we could think about another idea.
A character can buy the room key for a single day straight from an NPC. The fee could be 10 silver ((1 day play)). Maybe a fee of 2 gold gives you the access for 3 month ((one month play)).
Technical solution the following way:
NPC starts quest if fee is paid. Quest ID cooled down within RL time over 8hrs or 24 days. Doors are able to open as long as quest is running. Doors shut automatically each 5 min ((this looks for me the most difficult thing)). Stepping in front of the door from the inner side teleports you out.
Currently we aren’t too much player so we will not come into numerous conflicts. And since there is one key for all rooms you can simply take the next room if occupied.
From my point of view such a solution would reduce the amount of homeless people. Decent player and RP chars can have a room and no GM need to be involved.

I disagree, too many things are becoming cheaper. While we had a economic depression before soon everyone will have huge amounts, and I believe this is not what we want. What we need is a middle ground.

Well - I do agree, 20 gold is just ridiculous. But I would set the cost to 1 gold each month.
All my Characters are homeless - and tbh - WHO cares ? No one.
As long as there only 3-6 players average online it will not happen that someone cares/notice that.

* if all players have only one char (some have more than one) we need at minimum 74 rooms
* we have 4 towns / places
that means we need 20 rooms at each town / place minimum
not sure that this can be made at the hempty
keep in mind elven like open rooms (with wood) // lizards like water in their room (pools / fontains?)

in my eyes the flats of Galmair are not compatible with lizards/elven ))

74 ??? and from that number just playing 20 ? ( with the characters they have ) The number of available rooms shouldn't be a problem. And Banduk said for 10 silver rent a room for a night looks to me most profitable for the ones who own one.
I am sure even if you set the cost down for rooms/flat not all wont to have one.
But I mentioned before - who cares as long as so less players are online anyway ?

Flats are no game requirement, they are of course a staus symbol and gold sink. The price of the flats are mostly an IG matter.
Anyway to make the system of Keys and Rent more automatic is a good proposal. Think about a system which works idependent from any player or gm to rent flats but is still adjustable by them.

Be aware the proposal is directed to the rooms of the inns not to the flats.
A character owns a flat for a certain time. It’s his/her belonging who can enter or not. He/she get a key. This is a status symbol and a gold sink and not involved in the proposal.
The room in the inn is booked for short term. From players perspective you get the permission to use any of the room for a certain time. It is not exclusively to you. The char cannot say ‘This is my flat’. You live in a hotel. Everybody else can use the same room. It looks more like the usage limitation of tools in another realm. Here you pay to get the permission to use the stationary tool if you are not citizen.
It is more difficult to automate the flat rental. You need central status who owns what flat and a function that removes outdated keys from any storage.
The room book function can be done with quest control. And in Galmair it could be more simple since we could block the ladders in one direction easily related on quest status.
And if we say 10 or 20 or whatever silver a day, and 2 or 100 gold for long term booking, this is just a question of balance and can be adapted easily.

System wise it (should) make no big difference if you rent a flat for a day, a month or a centurie. An exclusive rent system for the Hemp nektie Inn only makes no much use at all. Please discuss a system usable for each kind of flats.
