
The Proprietors Guild is a trade guild that specializes in property and estate management.
We of the Proprietors Guild are individuals that have come together with hopes of putting an end to the residential crisis in Gobaith by means of purchasing, obtaining, renovating, and renting out the countless abandoned structures scattered across the land. Our intent is to provide Gobaith with a structured business that will give reasonable prices to tenants that wish to rent a home for themselves, guild, or family.

These members are a collection of men and women from various towns, guilds, factions, and settlements that offer support to our cause. Supporting members are those that recognize the benefit of organization and convenience we intend as a guild. No duties are expected of these members aside from declaring with their enrollment that they support the guilds property claims and rules regarding estate rental.
These members are offered a discount on rent should they become tenants of property.
Anyone may become a supporting member provided they ask one of the guild owners through means of dove or in person.

Our headquarters are currently located out of the building formerly known as Kallahorn.

Property Rental Information
As a means of structured payment, the guild owners have designed a method that should eliminate confusion of rent payment. As opposed to every tenant having their own rent dates, it was decided to chose overall pay periods in which all rent is due.
Pay Periods
Pay Periods are the days in which every tenant renting property from the guild must pay their dues. The periods are designated to the 15th of every Dwarven month. For our current time cycle the dates are also recognized as:

Renters are only allowed to pay one pay period in advance.
Should any tenant miss four pay periods consecutively, he or she shall be evicted from the property and the rental arrangement with the individual will be officially over.
Eviction
Eviction is never a pleasant thing, though as business owners we recognize that such precautions must be addressed in advance.
Should eviction take place, the tenants will be removed from the property. If the individual is gone from the land his property will be returned to the guild and made available again for rental.
It is at the guild owners discretion to if a previously evicted person may again rent in the future.
Town Agreements
The guild offers a percentage of earned income to towns in which they have bought property and rented it out.
The portion the guild keeps is out of the work invested into maintaining, renting out, and collecting income.
The guild will purchase properties within town borders in which a town agreement may come into place.
Town agreements are conditions made between a town and the guild that must be met in order for the guild to rent to an individual.
